Referral Fees, Boundaries And Good Introducer Practice

Introducer Insight

Referral fees, boundaries and good introducer practice.

Professional introductions can be valuable, but they work best when expectations, permissions, borrower consent and commercial arrangements are clear. This guide explains the good-practice principles behind referral-safe introductions.

Good introductions

A good referral is clear, consented and bounded.

An introducer may spot an opportunity because they know the borrower, the asset, the vendor, the professional team or the local market. That insight can be useful to Finanze Capital, but the introducer role should stay distinct from advice, credit broking, underwriting or application packaging unless the introducer has the appropriate permissions and a direct agreement in place.

Good practice starts with clarity. The borrower should understand that an introduction is being made. Finanze Capital should understand who the introducer is, how they know the borrower and whether any referral arrangement is being discussed. The introducer should understand what they can send and what they should not send.

Boundary: high-level opportunity spotting is not the same as advising on finance or packaging a credit application.

Referral fees

Commercial arrangements should be agreed before relying on them.

Where a referral fee or introducer arrangement is relevant, it should be discussed and agreed directly with Finanze Capital before any expectation is created. An introduction alone does not automatically create an entitlement to payment. The appropriate position may depend on the introducer’s role, permissions, relationship to the borrower, the nature of the opportunity and whether a formal agreement exists.

Introducers should avoid promising a borrower that a fee arrangement exists unless it has been confirmed. They should also avoid creating confusion about whether they are acting for the borrower, the lender or as a separate referral source.

Agree early

Discuss any referral arrangement with Finanze Capital before assuming a commercial position.

Be transparent

Make sure the role and relationship are clear where required and appropriate.

Stay factual

Do not promise terms, approval, fees or outcomes that have not been confirmed.

Permissions

Know the difference between referral and broking.

Some introducers are authorised brokers. Others are professional contacts who simply identify an opportunity. The process should reflect that difference. A broker may be able to package a case, advise the borrower and submit detailed materials. A non-broker introducer should generally keep to high-level opportunity information and allow Finanze Capital or the appropriate professional to speak directly with the borrower.

If you are not sure whether your role could cross into credit broking, pause before sending detailed borrower information. Use the Introducer Notes and Product Fit pages, or contact Finanze Capital directly before proceeding.

  • Do not recommend a product unless you are properly authorised and acting in that role.
  • Do not package a credit application unless you have the appropriate permissions.
  • Do not collect detailed financial records through the introducer route.
  • Do not quote terms unless they have been issued by Finanze Capital.
  • Do not state that lending is approved before formal approval and documentation.

Borrower consent

Do not introduce someone who has not agreed to be introduced.

Borrower consent is essential. A borrower or relevant party should know that their opportunity is being passed to Finanze Capital and that they may be contacted. This is especially important where the introducer has received information through a professional relationship or where the borrower has not yet decided whether they want to pursue finance.

Introducers should not casually forward sensitive material. High-level opportunity information is usually enough for an initial review. If detailed documents are later required, the correct process can be agreed.

Good practice: confirm consent in the introducer form and keep the first referral factual and proportionate.

Information quality

Clear facts are more useful than a long pack.

A good referral explains the borrower, property, funding need, timing and reason specialist finance may be relevant. It does not need to include bank statements, credit reports, identity documents or a full application. In many cases, too much information from the wrong route creates more risk than value.

Keep the first introduction focused on facts. If the case appears aligned, Finanze Capital can request the correct next step from the borrower or authorised broker.

Useful

Borrower name, property type, location, broad funding need, timing and reason for specialist review.

Not suitable

Bank statements, credit files, ID documents, full financial records or packaged credit applications.

Next step

Use the Introduce A Case route or speak directly with Finanze Capital where permissions or documentation are unclear.

Good practice checklist

Before making an introduction, check these points.

  • The borrower or relevant party has consented to the introduction.
  • The opportunity is business-purpose and property-backed.
  • You have not promised finance, pricing, terms or approval.
  • You are clear whether you are acting as an introducer or authorised broker.
  • Any commercial referral arrangement has been discussed directly where relevant.
  • The first referral contains high-level facts only unless a different process has been agreed.
  • Any uncertainty about permissions, data or documents is raised before submission.

This approach keeps the referral professional, useful and safe for all parties.
