Documents that help avoid delays.
To help move a broker case efficiently, prepare as much of the following as possible before submission. This list is not exhaustive, and further requirements may apply depending on the borrower, property, structure and transaction.
Passport and driving licence for each borrower.
Two documents, such as a recent utility bill, annual council tax bill, recent mortgage statement or HMRC documentation.
Recent payslips and P60 for employed applicants. For self-employed applicants, accounts, SA302, tax year overviews or SA100 may be required.
Last three months of personal bank statements, and business bank statements where a company is involved in the purchase.
Required where offset funds are needed to make up a deposit, works contribution or other borrower contribution.
Experian or Equifax credit files are suitable.
For development or refurbishment finance, provide borrower experience, project team details, schedule of works, timings, costings and contractor quotes where available.
A completed A&L declaration helps assess borrower position and wider commitments. Multiple applicants may need additional forms.
A property portfolio schedule is useful for landlords or multi-property borrowers. Existing XLS versions may be used if they contain the required information.
Provide title register and plan for the property being purchased or refinanced. Brokers can obtain these from the HMLR property information service if needed.

Summarise borrower, security, loan purpose, loan amount, term, source of deposit, repayment route and any urgent deadline in plain English.
Exit Strategy Checklist
Explain whether the exit is sale, refinance, title split sale, lease extension refinance, stabilised income refinance or another evidenced route.
Valuation Evidence Prompt
For value-led cases, include comparable evidence, purchase price, market value logic, works cost, premium cost or investment income evidence.
Document Readiness
Prepare ID, proof of address, corporate documents, bank statements, title information, valuation material, works details and transaction evidence where relevant.
