Core position
Business-purpose lending only.
Loan Range
Indicative gross facilities from £500,000 to £250,000,000, subject to case facts, underwriting, valuation, legal due diligence, credit approval and available funding.
Term Range
Typical term range is 6 to 24 months. Longer terms may be considered only where the product, exit route and approval position support it.
Interest
Retained, part-retained and serviced interest may be available depending on borrower profile, affordability evidence, product type and exit.
Pricing
Arrangement fee is typically 2%. Monthly interest is case-led and may vary by gearing, loan size, risk, property type and borrower profile.
Cases must not involve occupation of the security property by the borrower or a family member.

Application readiness
What brokers should prepare before submission.
The following items help reduce avoidable underwriting delay. Requirements may vary depending on borrower structure, property type, funding route, loan size, valuation and legal review.
Passport and driving licence for each borrower.
Two suitable address documents, such as utility bill, council tax bill, mortgage statement or HMRC documentation.
Payslips and P60 for employed borrowers, or accounts, SA302, tax year overviews or SA100 for self-employed borrowers.
Last three months personal bank statements and business bank statements where a company is involved.
Proof of deposit or offset funds where required, plus a recent Experian or Equifax credit file.
HMLR title register and plan, purchase or refinance evidence, schedule of works, costings, contractor quotes and portfolio information where relevant.

Borrower Complexity
Trusts, offshore SPVs, LLPs, PLCs, non-UK residents or layered structures can be considered by referral where KYC, control and exit are clear.
Property Restrictions
Leasehold terms, cladding, listed buildings, non-standard construction, flying freehold and unusual title points should be flagged early.
Adverse Credit
Adverse credit does not always mean automatic decline, but recent, material or undisclosed issues need clear explanation.
Packaging
Documents that reduce delays.
Borrower
Completed application information, ID, proof of address, credit report, A&L / portfolio where relevant, and company / shareholder / director information.
Property
Title register, title plan, valuation where available, lease or tenancy information, rental schedule and insurance details later in the process.
Transaction
Purchase contract, sale memo, redemption statement, works schedule, planning documents, lease extension premium evidence or other case-specific support.
