Finanze Capital supports brokers, direct property investors, corporate borrowers, experienced borrowers and professional introducers seeking or introducing unregulated business-purpose specialist property lending.
The right route depends on who is using the site, how much information is available and whether the case should be quoted, packaged, introduced or discussed first.

Who typically fits
Business-purpose property borrowers with a clear plan.
Finanze Capital is designed for commercial and investment-led property scenarios, not consumer borrowing. A strong case usually has a defined borrower, a specific property or portfolio, a clear funding requirement and a realistic way to repay or refinance the facility.
We look for the commercial logic behind the transaction: why the funding is needed, how the security supports the loan, what the borrower is contributing and how the loan exits.
Typical Starting Points
Indicative facilities may be considered from £500,000 to £250,000,000 where the transaction is business-purpose, the borrower or family will not occupy the security property, and the exit strategy can be explained.
All cases remain subject to validation, underwriting, valuation, legal due diligence, credit approval and available funding.
Case Characteristics
What we usually need to understand.
Company, SPV, investor, experienced borrower, ownership structure, track record and relevant background.
Property type, location, value, title position, occupancy, lease profile, tenancy and marketability.
Purchase, refinance, re-bridge, works, development exit, lease extension, title split or other business-purpose use.
Deposit, retained funds, works contribution, fees, costs and source-of-funds evidence where relevant.
Sale, refinance, completion of works, asset stabilisation, portfolio restructure or another credible repayment route.
Auction deadline, refinance deadline, completion timetable, development exit timing or other practical urgency.
Property and scenario types
Examples of opportunities we may review.
Investment Property
Business-purpose residential investment, HMOs, multi-unit blocks and portfolio-backed cases where occupancy is non-owner-occupied.
Commercial and Mixed-Use
Commercial, semi-commercial and mixed-use assets where income, lease profile, tenant quality and exit can be assessed.
Value-Add Projects
Refurbishment, change of use, title split, lease extension and below-market-value opportunities with credible evidence.
Timing-Led Finance
Auction purchases, re-bridge, development exit, finish-and-exit or refinance cases where speed and structure matter.
Not Suitable
Cases that should not use this route.
We do not support consumers borrowing against their personal residence or regulated residential mortgage borrowing.
We do not support cases where the borrower or a family member will occupy the security property.
A case with no realistic repayment plan is unlikely to be suitable for short-term specialist lending.
