What types of property lending do you provide?

We support bridging, purchase finance, refurbishment finance, auction finance, commercial bridging, development exit, refinance, re-bridge, title split, lease extension, portfolio and complex or non-standard lending structures.

Is this regulated mortgage lending?

No. Finanze Capital focuses on unregulated business-purpose property lending. We do not support consumer borrowing, regulated mortgage borrowing, or cases where the borrower or a family member will occupy the security property.

Who can use Finanze Capital?

Our routes are designed for brokers, business-purpose property investors, corporate borrowers, experienced borrowers and introducers. The Get A Quote gateway directs each user into the correct journey.

What is the minimum and maximum loan size?

Our policy position is gross facilities from £500,000 to £250,000,000, subject to product fit, underwriting, valuation, legal due diligence, credit approval and available funding.

What terms do you consider?

Most short-term facilities are considered over 6 to 24 months. Longer terms may be considered only where the product, case structure, exit and approval position support it.

Do you lend across the United Kingdom?

We can consider opportunities across the United Kingdom, with core focus on England and Wales. Scotland and Northern Ireland may be considered where the case size, structure and legal route fit.

Do you lend on residential investment property?

Yes, we do consider residential investment property where the borrowing is business-purpose and the borrower or family will not occupy the security property.

Do you lend on commercial and mixed-use property?

Yes, we do consider commercial, semi-commercial, mixed-use and portfolio assets where the property, income profile, valuation basis and exit strategy are supportable.

Can you support refurbishment or works?

Yes, where the works scope, cost, programme, borrower experience, valuation basis and exit strategy can be assessed. Works facilities are usually structured carefully and may require full retention.

What information do you need to assess a deal?

Typical initial information includes property details, purchase price or valuation, funding requirement, borrower profile, business purpose, existing debt if relevant, intended term, works plan if relevant and exit strategy.

How quickly can you make a decision?

Timeframes depend on case complexity and information supplied. Clear property details, borrower information, funding requirement and exit strategy help us review faster.

How fast can funds be released?

This depends on the transaction, valuation, legal process, borrower structure and how quickly documents are supplied. Indicative terms are not a guarantee of completion timing. However, with all parties working swiftly together including our valuers, our solicitors and yours, we endeavour to complete in under a month, ideally within weeks.

Do you support limited companies, SPVs and LLPs?

Yes. We work with limited companies, SPVs, LLPs, experienced property investors and corporate borrowers, subject to underwriting, KYC, AML, ownership structure and case facts.

Can adverse credit be considered?

Adverse credit is not always an automatic decline, but material, recent or unexplained adverse credit needs to be disclosed and understood as part of underwriting.

What happens after an indicative quote?

If the quote appears suitable, the next step is the application journey. The case then moves through underwriting, valuation, conditional facility documents, legals, credit approval and completion requirements.

Are indicative terms binding?

No. Any quote, illustration or indication is subject to validation, underwriting, valuation, legal due diligence, credit approval and final documentation.
