From quote request to completion.

A practical overview of how a Finanze Capital case usually progresses. This guide is relevant to brokers, direct property investors and business-purpose borrowers preparing a specialist property lending case.

Quote Request

Either by contacting us directly or by using the quote engine, we review the information provided and show conditional facility terms specific to our capabilities and lending criteria.

Any quote, indication or illustration is conditional and subject to validation, underwriting, valuation, legal due diligence, credit approval and final documentation.

Application

If you are happy to proceed, you can move to application immediately after the online quote or by contacting us directly.

The application form collects the borrower, property, funding, security and exit information needed to assess the case and complete initial underwriting.

Underwriting

During underwriting, we perform KYC and AML analysis of the borrower, review the proposed security property, assess the case structure and identify any missing information before the case can move forward.

This stage may include questions on source of funds, borrower experience, ownership structure, existing debt, works, lease position, title matters or repayment strategy.

Conditional Facility Agreement

The Conditional Facility Agreement confirms the terms of the facility we are able to offer at that stage, subject to valuation, final credit approval, legal due diligence and satisfaction of all conditions.

It will normally set out the proposed gross loan, pricing, term, security, key conditions, valuation requirement and any points that must be resolved before completion. Terms may still change if valuation, legal due diligence, credit approval or case facts differ from the information supplied.

To proceed to valuation, we require a Commitment Fee of up to 0.25% of the gross loan, payable alongside signing of the letter. This fee will be credited against the final loan fees due on completion.

Valuation

Once the Conditional Facility Agreement is signed and we have received the Commitment Fee, we provide valuation quotes, unless already provided, and instruct the selected valuer.

The valuation helps confirm market value, security quality, property condition, occupational position, marketability and any property-specific issues relevant to the proposed facility.

Revised Conditional Facility Offer Notice

Once we receive the valuation report, we review it alongside the underwriting file, update the loan position where required and finalise our internal credit paper.

If the valuation, security, borrower information and exit route remain supportable, we seek final credit approval. Where the valuation or case facts differ from the original information, the offer may be revised, additional conditions may be added, the facility may be reduced, or the case may not be able to proceed.

The revised notice is intended to clarify the position before legal work progresses too far, so the borrower, broker and advisers understand the latest approved structure.

Legals

Once your intention to proceed is confirmed, we instruct our solicitor to begin legal due diligence and prepare the definitive finance documents.

Legal work may include title review, searches, security documentation, company and borrower checks, certificates, priority arrangements, undertakings and any transaction-specific legal requirements.

Completion

Our solicitor will provide a Report on Title to us to review the transaction as a whole. Once approved and conditions are satisfied, funds can be drawn down to allow completion.

Funds are sent to order to your solicitor so they can complete the final completion processes, subject to all legal, funding and completion requirements being satisfied.

Post-Completion

After completion, we will check in from time to time to understand progress towards redeeming the facility.

Where appropriate, we remain available to discuss issues that may cause a delay in redemption or to consider whether exit finance support may be required. This does not guarantee that any further finance will be available, but we will always attempt to help on a best-efforts basis.

Clear upfront information

Property address, asset type, tenure, purchase price or value, funding requirement, borrower structure, experience, exit strategy, timescale and any known title, planning, lease, works or legal points.

Realistic expectations

Indicative terms are not a binding offer. Pricing, leverage, conditions and structure may change after underwriting, valuation, credit approval or legal due diligence.
