Introduce early enough to help, but not before the facts exist.
Introducers often spot opportunities before a borrower is ready to apply. That can be valuable, especially where a property transaction is time-sensitive or unusual. However, an introduction is most useful when the basic facts are clear enough for Finanze Capital to understand whether the opportunity may fit.
The right moment is usually when there is a specific property, a real borrower, a business-purpose funding requirement and a reason specialist finance may be needed. It is less useful when the opportunity is only a broad idea, a speculative target or a general request for finance without any property details.
Useful test: can you explain who the borrower is, what the property is, why funding is needed and what the borrower is trying to achieve?
Good introduction signals
Cases worth flagging usually have a clear trigger.
Specialist property finance may be relevant where a transaction needs speed, structure or a flexible review of the asset. A borrower may be buying quickly, refinancing an existing lender, completing works, extending a lease, splitting title, stabilising income or creating a sale or refinance exit.
Deadline
A completion, auction, refinance or redemption deadline may mean the borrower needs a fast specialist review.
Complexity
Short lease, commercial use, mixed-use, works, title split or unusual ownership may not fit standard lending routes.
Value creation
The borrower may have a plan to improve, extend, split, stabilise or sell an asset after a defined event.
Information threshold
What should be known before you introduce.
You do not need to package a full application. The introducer route is designed for high-level information only. But the referral should contain enough context for Finanze Capital to understand whether a conversation is sensible.
- Borrower name or business name and contact details.
- Basic relationship between you, the borrower and the opportunity.
- Property type, location and broad transaction type.
- Approximate funding requirement and value or purchase price.
- Reason for finance, such as purchase, refinance, works, exit, lease extension or title strategy.
- Timing pressure or target completion date where relevant.
- Confirmation that the borrower or relevant party consents to the introduction.
When to pause
Some opportunities need more clarity before they are sent.
It may be better to pause before introducing a case if the borrower has not consented, there is no property identified, the funding amount is unknown, the transaction is personal or consumer in nature, or the borrower intends to occupy the security property. It is also worth pausing if the borrower expects the introducer to advise on the finance.
If the opportunity involves detailed borrower documents, bank statements, credit files, financial records or a packaged credit application, the introducer should only submit that material where they hold appropriate permissions and have agreed the process with Finanze Capital first.

Short lease
An investor has identified a short-lease asset where a lease extension may improve value and refinance options.
Commercial asset
A borrower is acquiring or refinancing a commercial or mixed-use property where income and value need specialist review.
Works-led case
An investor needs time and funding to complete refurbishment before sale or refinance.
Title split
A property may have separate elements or units where legal structure and value require specialist assessment.
Refinance pressure
An existing facility needs repaying and the borrower needs time to stabilise, sell or refinance the property.
How to introduce
Keep it factual, short and consented.
A strong introduction does not need to be lengthy. It should make clear that you are introducing an opportunity, not advising on the finance. It should also confirm that the borrower is comfortable being contacted.
Suggested wording: “I would like to introduce a business-purpose property finance opportunity involving [borrower/company] and [property/location]. The reason I think it may be relevant is [deadline/lease/title/works/commercial/BMV/refinance]. I have not advised on the finance or packaged an application. The borrower has consented to the introduction.”
