Introducer Guidance

Opportunity guidance for introducers.

Simple guidance for estate agents, accountants, solicitors, surveyors, consultants and other referral sources who may spot business-purpose property lending opportunities.

The introducer route is designed for high-level referrals. It should not be used to submit borrower documents or a full credit application.

Referral principle

Keep the referral focused.

Good Times To Introduce

  • A business-purpose borrower needs speed to complete or refinance.
  • A property opportunity needs specialist structuring or short-term capital.
  • A borrower has a clear asset, clear funding need and likely repayment route.
  • The opportunity appears commercial and property-backed.

Useful Signals

  • Time-sensitive purchase, auction or refinancing deadline.
  • Investor buying below market value or improving an asset.
  • Lease extension, title split, works, development exit or stabilisation angle.
  • Portfolio, commercial or mixed-use property with a clear strategy.

Do Not Send

  • Borrower ID/POA documents.
  • Bank statements or credit reports.
  • Detailed borrower financial documents.
  • Full application packs through this introducer route.
  • Cases where the borrower has not consented to the introduction.

The best introducer referrals explain the opportunity, the property, the timing and the borrower’s intended outcome without overstepping into detailed credit packaging.

Review process

How Finanze Capital reviews a referral.

1. Basic Fit

We check whether the opportunity appears business-purpose, property-backed and within broad appetite.

2. Missing Facts

If relevant, we identify the key missing facts needed before a quote or application route is appropriate.

3. Correct Next Step

The next step may be direct team follow-up, a high-level investor discussion or a request for more context depending on permissions and borrower position.

4. Agreement Position

Any introducer agreement or referral arrangement should be confirmed before relying on a commercial arrangement.

Useful context

What to include.

  • Who you are and your relationship to the borrower or opportunity.
  • Whether you are authorised for credit broking, not authorised, or unsure.
  • The borrower type and whether the borrowing is business-purpose.
  • The property location, type, rough value and whether there is borrower or family occupation.
  • The funding requirement, likely timing pressure and intended exit route.
  • Simple background explaining why funding is needed and what the borrower wants to achieve.
